FAQs

Q: How do I know when my roof needs to be replaced?

A:

To determine if your roof needs to be replaced, consider several key indicators. The age of the roof is a primary factor; most roofs last 20 to 25 years. Look for curling or buckling shingles, which suggest the roof is failing. Excessive granule loss, noticeable in gutters or downspouts, indicates shingle deterioration. Leaks and water damage, such as stains on ceilings or walls, are strong signs of potential roof failure. A sagging roof deck can point to structural issues requiring replacement. Extensive moss or algae growth may indicate moisture retention, leading to damage. Lastly, a significant increase in energy bills might be due to poor insulation or ventilation from a failing roof. If you notice any of these signs, consulting with a professional roofing contractor for an inspection is advisable.

Q: Is it okay to reroof over old shingles?

A:

Reroofing over old shingles is generally not recommended due to several concerns. Adding a new layer increases the weight on the roof structure, which can be problematic, especially for older homes. It can also conceal underlying issues such as rot or leaks, which may worsen over time if not addressed. The new shingles may have a reduced lifespan because the underlying layer can trap heat, leading to faster deterioration. Additionally, the surface may not be as smooth, affecting the overall appearance of the roof. Some shingle manufacturers may void warranties if their products are installed over existing shingles, and local building codes may restrict the number of shingle layers allowed. For these reasons, it's often better to remove the old shingles before installing new ones to ensure a long-lasting and effective roofing solution. Consulting with a professional roofer can provide guidance tailored to your specific situation.

Q: How do you fix a sagging roof?

A:

To fix a sagging roof, it's important to first inspect the area to identify the cause, which may include structural issues, water damage, or excessive weight from snow or debris. If accumulated snow or debris is contributing to the sag, carefully remove it to relieve pressure. Reinforcing support structures, such as adding new rafters or braces, may be necessary to provide additional strength. Given the complexity and potential safety risks, consulting a professional roofing contractor or structural engineer is often the best course of action to ensure a proper and safe repair.

Q: Will my roof leak if some shingles fell off?

A:

If some shingles have fallen off your roof, there's a possibility that it could lead to leaks, especially if the underlying layers are exposed to the elements. Shingles are designed to protect your roof from water infiltration, so missing shingles can compromise this protection. It's important to address the issue promptly to prevent potential water damage. Inspect the area for any signs of leaks or damage, and consider contacting a professional roofer to assess and repair the affected area to ensure your roof remains watertight.

Q: Can you fix part of a roof?

A:

Yes, you can fix part of a roof, especially if the damage is localized. Common scenarios for partial repairs include replacing a few missing or damaged shingles, fixing leaks in specific areas, or addressing issues with flashing around chimneys or vents. However, it's important to assess the overall condition of the roof; if the roof is old or has widespread damage, a partial repair may only be a temporary solution. Consulting with a professional roofing contractor can help determine the best course of action based on the specific situation.

Q: What is the cost difference between asphalt shingles and metal roofing?

A:

As a rule of thumb, a standing seam metal roof costs roughly 2-3 times the average asphalt shingle roof.

Q: Is it better to repair or replace a roof

A:

Deciding whether to repair or replace a roof depends on factors like the extent of damage, age of the roof, cost considerations, and long-term benefits. If the damage is minor and the roof is relatively new, repairs may suffice. However, extensive damage, an aging roof nearing the end of its lifespan, or the desire for improved energy efficiency and home value may warrant a full replacement. It's also important to consider any existing warranties on the current roof, as they may cover some or all of the replacement costs. Consulting with a professional roofer for an assessment and weighing the costs and benefits can help you make the best decision for your specific situation.

Q: Can asphalt shingles be installed in the winter?

A:

In Virginia.. the short answer is Yes. The exact temperature preference varies by manufacturer, however 40 degrees is warm enough for most shingles to seal down. Special precautions also need to be taken in regards to how they are stored and installed.

Q: What kinds of metal roofs are there?

A:

There are four main types of metal roofing typically installed on residential projects. All products use a steel substrate with a factory applied paint coating and different installation methods. 1. Double lock standing seam is the premier installation method and provides the most weathertight system. 2. Snap lock standing seam is a component system designed to simulate double lock and is a quality product. 3. Agricultural panel (Ag panel) is a through fastened system with exposed fasteners originally designed for the steel building industry. It is a mid quality product suitable for some residential projects, but mostly should be used in the commercial, industrial and agricultural industry. 4. Steel Shingles are regenerating popularity and are a unique quality product suitable for most residential projects

This is the second time we’ve used Cowan for our roofing needs. They put new shingles on our current home a few years ago, and just put a metal roof on our new home build. Both times, the crews were amazing. Guy Painter was the Project Supervisor for the metal roof. He and his crew were beyond efficient and worked, without stopping, each day they were there. In fact, a neighbor came over to tell us how hard these guys worked and wanted to know who was doing our roof. Guy, and his team, actually went above and beyond by helping me get a cow off of our property over to where she belonged. We were thinking the company’s new name should be COW-and-Roofing! Anyhow, great company, great supervisor, and great team! Quality work!!!

Cowan roofing is a great company to work with. Everyone from the estimator to the office folks and the crew and supervisor in the field. They were prompt each morning and worked hard to provide a top quality product which was completed in a day and a half. They use top notch products and don’t cut corners when it comes to quality workmanship. I had a new roof installed as well as new seamless gutters and downspouts. The clean up following completion was beyond excellent. If you considering a roofing project on your house I I don’t believe you can find a better company than Cowan Roofing.
